Home Information Packs (HIPS)
As from 14 December 2007, if you wish to place your property on the open market, you need to have a HIP.
What is a HIP?
Sometimes called a seller’s pack, the HIP is a pack containing important preliminary information relating to the property which by law needs to be provided to potential buyers. The intention is to reduce wasted costs, delay and uncertainty in the house buying system. The government believes that if the seller has to provide the necessary information up-front fewer transactions will fail.
The required documents
For registered properties
- Title documentation (copy Land Registry title proving your ownership)
- Local authority search
- Water and drainage search
- Energy performance certificate (EPC)
For leasehold properties (in addition)
- Copy of the lease
For unregistered properties (in addition)
- Index map search
- Epitome of title (copies of the title deeds proving your ownership)
Who should prepare the HIP?
There are a number of pack providers in the property market but using a qualified solicitor to prepare the HIP will ensure the most accurate information because solicitors have the legal knowledge and experience to know what information a potential buyer will require.
By allowing us to prepare the HIP, you will then be at liberty to take the HIP to as many estate agents as you wish. If, however, the estate agent prepares the HIP you may encounter problems if you wish to change agents in the future.
What happens once the HIP is completed?
Having produced the HIP, we are then in an ideal situation to assist you efficiently with the conveyancing once you have a buyer for your property and can effectively provide you with a one-stop service.
